Residential Development at Hall Farm, Shipton by Beningbrough
Planning approval granted following review at Consultative Panel for a residential development including proposed barn conversions into 3 dwellings and the construction of 2 new-build dwellings.
Vincent & Brown’s proposals for a residential development of five spacious dwellings has been granted planning permission after 20-months in the planning system since first being submitted.
The scheme looks to retain two existing barns for conversion into 2no. two-bed dwellings and 1no. three-bed dwelling, whilst two additional barns on-site will be retained for covered parking to the new properties. In addition to the conversions, the scheme provides two further 4-bedroom new-build dwellings. All dwellings will benefit from off-street private parking and generous outside amenity space/gardens. The residential development will be accessed by private road directly off of Main Street to the west of the site using an existing vehicular access.
The site is fronted by the original Grade II listed Hall Farm farmhouse, with the land to the rear comprising of a collection of vacant mixed-use buildings including agricultural, commercial, and domestic usages. Whilst designing the scheme, consideration was given to respect the existing built forms on site in terms of their character and architectural detailing whilst also designing barn inspired new build dwellings to suit the needs of current living styles.
The Planning Application was recommended for approval by planning officers with the final decision being referred to Consultative Panel in January 2022. The Vincent & Brown team worked hard and proactively with the Local Planning Authority to negotiate a scheme that would be well received. The scheme has evolved since the original submission to respond positively to concerns raised regarding planning policy, context, and planning officers’ comments during the planning process.
