Planning Success within the York Central Historic Core Conservation Area

Vincent & Brown have secured listed building consent and planning permission for their clients to change the use of existing, under-used office space into holiday accommodation.

The buildings of 49 Stonegate and 37-39 Low Petergate are Grade II and Grade II* listed buildings and are located on the junction of the two streets within a row of historical terrace buildings in the heart of the city centre, within the York Central Historic Core Conservation Area. The properties are both 4 storey buildings, with a candle shop on the ground floor, which is not included in the proposals, and offices on each floor above ground level.

The consents allow for the change of use from existing office spaces (B1) to residential (C3) units, more specifically 3No. one bed flats to 49 Stonegate and 1No. 3 bed unit to 37-39 Low Petergate, and with the intention for the property to become holiday lets. With this change of use this will provide the continual sustainable use of the building.

The current layouts lend themselves to be easily converted to residential units with minimal refurbishment meaning that existing walls and features can be easily retained. There are no plans to make any changes to the exterior however remediation works will be included to restore the windows.

Due to the nature and listing of the building we have taken into consideration the sensitivity of the existing. For the majority of the changes we have retained the existing layout making minor changes to the existing internal walls whilst at the same time retaining significant historical features throughout.
