Change of Use Approved
Vincent & Brown submitted at application in January to change the use of the ground floor units in 14 Clifford Street, which has received approval just a month later.
No.14 Clifford Street, York is a Victorian building located on the junction of Clifford Street and Lower Friargate in the heart of the City of York. The building is 4 storeys and plans to change an unoccupied restaurant on the ground floor to two offices were shelved.
The application was driven by current circumstances that are directly impacting the demand for offices, so our client decided to change the use of the planned ground floor office units to residential, specifically holiday lets. The UK holiday market is predicated to boom this year following a change in holidaying habits. Two office units will now become two residential units both with new dedicated access, cycle stores and additional windows on the North Elevation. The location is in walking distance of the town centre with an abundance of shops & restaurants, making this an ideal location for holiday lets.
Due to it's location in the heart of the historic city, the application required a Heritage Statement, a Sustainability Statement, Flood Risk Statement and a Noise and Environmental Statement. All of which helped secure a quick approval for our client.
